I have already talked about this. Target local terms if you primarily do business locally. In my area of the world, “Finger Lakes”, “Upstate New York”, “Genesee River”, “CornHill Neighborhood”, “Lilac Festival”, “South Wedge”, “Park Avenue Festival” etc. and the surrounding county and city names would be appropriate phrases.
